Is this a lease I can sign?
No, and it says so on the document itself. Residential tenancy law is state- and often city-specific: deposit limits, notice periods, entry rules and mandatory disclosures vary, and several must appear in specific wording to be enforceable. Use this to agree the terms, then put them into a compliant lease.
Why not just generate a 50-state lease?
Because doing it properly needs current statutory text for every jurisdiction, and doing it badly produces a document that looks official and fails when it matters. We would rather ship the honest half.
